What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a floorplan service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like closets, entryways, and pantries. They may sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total living area of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services required?

Challenging real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more space than you actually own! Unless a certified appraiser has recently executed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting a home up for sale

A measuring service can ensure that you're paid a fair price for your house. Square footage is one of the most important factors potential buyers consider when purchasing a home — but since these values are often approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service carried out by an appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To make sure that your client's property sells at a price that accurately reflects market value, we advise asking for a measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for enticing potential buyers since they can view the layout and characteristics of the house before and after a tour.
